The partners have owned, developed and managed real estate across various asset classes and are consistently “boots to the ground" in their process of acquiring off-market prime assets. The team synergy creates a buzz of constant deal flow with the necessary pedigree and track record forming a combined skill set allowing them to compete in any climate in any market in any part of the globe. Grant Shapolsky
FOUNDING PRINCIPAL
Grant Shapolsky is a third generation investor/developer. Grant has been in the business for 25 years and his family for 90.
The Shapolsky's were one of the first families to Coop in Soho and at one time they were the largest landlord on the Lower East Side of Manhattan.
Grant has spearheaded the acquisition and development of over two million square feet in Prime Manhattan consisting mostly of downtown loft property with a particular interest in IMD buildings, Class B & C office parcels, and the purchase of defaulted loans and spoiled partnership interests.

OTL Enterprises
OTL Enterprises has 30 years of experience in building and developing in New York City with an intelligent respect for the unique needs and characters of each project. OTL has dedicated in-house Project Managers and Site Supervisors who provide clear, regular communication and guidance through the multitude of choices and decisions involved in the construction process, enabling them to deliver on budget and on time.
OTL has amassed an invaluable roster of the city’s foremost craftsmen and specialized tradesmen, from carpenters, masons and tile workers, to decorative finishers, mechanical experts and painters. A visionary real estate entrepreneur, Marlon Schwarcz has spent his years in real estate finance, development and investments. He began his career by raising investment capital that is specialized in highly structured financing. He later moved into development and worked in a family office.
Mr. Schwarcz has a track record in commercial real estate sales, development, and investments.
